Greenane House is a place for meaningful gatherings — from quiet mornings to unforgettable celebrations. This addendum exists to help ensure every stay remains joyful, seamless, and respectful of the home, the landscape, and the people around it.
These Terms & Conditions apply to all bookings, enquiries, and stays at Greenane House, Killarney, Ireland (“the Property”, “Greenane House”, “we”, “us”).
By submitting an enquiry, placing a reservation, or staying at Greenane House, the guest (“you”, “the Lead Guest”) agrees to the following:
1. Bookings & Lead Guest Responsibility
- All reservations must be made by a guest aged 24 years or older.
- The reserving individual will be designated as the Lead Guest and is responsible for:
- The conduct of all guests and visitors, ensuring everyone remains respectful of the home, neighbors, and agreed house rules.
- Compliance with these Terms & Conditions.
- Any damage, loss, or breach occurring during the stay.
2. Occupancy Limits
- Maximum overnight occupancy is up to 20 guests.
- Maximum daily occupancy for Intimate Wedding and Day Two Events is 80 (adults and children combined).
- Exceeding agreed occupancy — overnight or otherwise — is not permitted.
3. Booking Types & Use of Property
Greenane House accommodates multiple styles of stays. Conditions vary by booking type:
a) Friends & Family Holidays
- For private residential use only.
- Minimum 7-night stay required — Saturday to Saturday only.
- Noise curfew must be strictly adhered to.
- The Lead Guest agrees to pay full Tier One cost of Wedding or Day Two event charges should either event be held on Greenane House premises during the reserved stay without written permission to do so.
b) Restorative Retreats
- Intended for quiet, reflective stays.
- Minimum 7-night stay required — Saturday to Saturday only.
- Noise curfew must be strictly adhered to.
- Commercial branding, staging, or large-scale setups require prior approval.
c) Leadership Offsites
- Suitable for meetings, workshops, and team offsites.
- Minimum 4-night stay required — Monday to Friday only.
- Noise curfew must be strictly adhered to.
- Commercial branding, staging, or large-scale setups require prior approval.
d) Wedding Day & Day Two Events
- Event use is only permitted when explicitly booked under the relevant event agreement.
- External suppliers (chefs, bands, DJs, marquees, bartenders, etc.) must be pre-approved.
- Overnight stay can be accommodated at additional cost and is limited to 20 guests.
- Number of vehicles on property during event is limited to 11.
- No parking is allowed on the road leading to Greenane House.
- Noise curfew and event timelines must be strictly adhered to.
- Greenane Team will assist with end of evening cleanup and arrive at 9:00 PM on the night of the event.
e) Ryder Cup & Major Events Stays
- Minimum 7-night stay required — beginning on a Saturday.
- Noise curfew must be strictly adhered to.
- Commercial branding, staging, or large-scale setups require prior approval.
4. Events, Noise & Neighbors
- Noise curfew applies between 11:00 PM and 8:00 AM.
- Outdoor music, amplified sound, and/or large gatherings are strictly regulated.
- Greenane House reserves the right to intervene or terminate stays where noise complaints or neighbor disruption occur and are not mitigated.
5. Visitors & External Suppliers
- Greenane House accepts no responsibility for the actions, services, or failures of third-party providers.
- The Lead Guest is responsible for all visitor actions and any damage caused by visitors.
6. Payments, Deposits & Security
- Wedding and Day Two events have a non-refundable booking deposit required to secure dates.
- Depending on stay booking type, full payment must be received 90–180 days prior to arrival.
- A security deposit is required and will be held against:
- Damage — interior and exterior
- Excess cleaning
- Breach of house rules
Any deductions will be documented and communicated via email.
7. Cancellations & Changes
- Cancellation terms are confirmed at booking and vary by season and booking type.
- Wedding and Day Two changes are subject to availability and may incur fees. Only one date reschedule is allowed.
- Event bookings have stricter cancellation policies due to reserved capacity and coordination.
8. Care of the Property
Guests agree to:
- Leave the Property in reasonable condition.
- Report any damage promptly.
- Respect furnishings, linens, outdoor areas, and surrounding land.
Excessive cleaning, damage, or loss will be charged accordingly.
9. Safety & Liability
Guests stay at Greenane House at their own risk.
Greenane House is not responsible for:
- Personal injury
- Loss or damage to personal belongings
- Accidents arising from misuse of facilities
- Children playing behind hedges or in the lower yard near the ravine
10. Right to Refuse or Terminate Stay
- Greenane House reserves the right to refuse a booking.
- Greenane House reserves the right to terminate a stay without refund if Terms & Conditions are breached.
- Greenane House reserves the right to retain deposits where appropriate.
11. Photography & Marketing
- Greenane House may photograph the Property for marketing purposes.
- Guests will not be photographed without prior written consent.
- Greenane House will provide Social Media content upon request and agreed fee.
12. Enquiries vs Reservations
- Submitting an enquiry does not constitute a confirmed booking.
- Dates are only secured once deposit payment is received and confirmed in writing.
13. Governing Law
These Terms & Conditions are governed by the laws of Ireland, and any disputes shall be subject to Irish jurisdiction.
